Plans to build 400 sustainable homes at Hazelhurst Farm in Worsley have been approved.
The plans have been approved by the Planning and Transportation Regulatory Committee at Salford City Council today (Thursday 20th March) and will look to provide new homes to the community through a multi-phased development.
The scheme will provide high-quality housing, with significant infrastructure and environmental enhancements that align with the site’s housing allocation in Greater Manchester’s Places for Everyone Plan.
The Places for Everyone Plan is a joint development plan for the nine districts, aiming to guide new homes, jobs, and sustainable growth from 2022 to 2039.
The development will see Hazelhurst Farm provide 80 affordable homes on-site in an area that has seen little recent affordable housing provision, alongside a significant sum to boost affordable housing delivery, with a further 120 homes across the city.
Peel also shared that the 59-acre development will provide 20% affordable housing on site, with funding for other homes across Salford equivalent to a further 30% of this site’s total.
In the approved location, a village green will be in the centre of the development with a children’s play area and safe walking and cycling routes.
Residents will also see improved access to Wardley Woods, which will aim to enhance the recreational opportunities for residents – as well as improvements to local infrastructure, enhancing pedestrian, cycling, and public transport connections, alongside upgrades to highways that will facilitate sustainable travel.
A site for a new two form entry primary school has also been reserved to meet the expected local demand for school places across the local area.
A Peel Land spokesperson said: “The positive outcome from Salford’s Planning Panel is the result of years of engaging with the Council and local stakeholders to develop plans for a new neighbourhood that meets local needs.
“We look forward to seeing the delivery of a thriving community of new homes and enhanced green space for the local community.”
